Terms

Two things in one page: the terms for using this website, and the terms that apply if you engage us to build something. Plain versions of both, with the NSW rules that sit behind them.

Using this site means you accept the terms on this page. If you do not, stop using it.

02What this website is

It is an advertisement and a source of general information about what we do. It is not advice about your specific building, and nothing on it is an offer capable of acceptance.

Nothing here replaces advice from an engineer, a certifier, a surveyor or a lawyer about your own property. Council rules, zoning, heritage listings, easements and strata by-laws differ street by street. We will tell you what applies to your job at the consultation, in writing, before you spend anything.

03The prices on this site

What a "from" price means

Every "from" figure in the services section is the lowest contract we actually signed for that type of work this year. It is a real number from a real job, published so you can see the floor rather than guess at it.

It is not an estimate for your job, and it is not a quote. Your job costs what your job costs, and we will not know that until we have looked at it.

Prices shown include GST unless stated otherwise. They can change without notice. Figures attached to a project in the portfolio are the final invoiced amount for that job, and reflect that property, that scope and that year.

A quote becomes binding when both of us have signed it. Before then it is a proposal.

04The photographs and images on this site

We separate these deliberately, and you should know which is which.

Reviews are from real clients. We do not write them, buy them, or remove the ones we dislike.

05Enquiries and the free consultation

The on-site consultation is free, carries no obligation, and you owe us nothing if you go elsewhere. We aim to be on site within 48 hours and to have a written fixed price to you within three to five working days, longer where an engineer or a certifier has to look first. Those are targets, not contractual promises — a storm or a certifier's backlog is not something we control.

If your job genuinely cannot be priced without a paid engineer's report, we will say so up front instead of guessing.

Sending an enquiry form or a WhatsApp message means you agree we can contact you about it. How we handle what you send is in the Privacy Policy.

06If you engage us to build

From that point the signed building contract governs the work, not this page. Where the two differ, the contract wins. What follows is a plain summary of the NSW rules that sit underneath it, so nothing on that contract comes as a surprise.

A written contract

Residential building work over $5,000 including GST requires a written contract under the Home Building Act 1989 (NSW), and the person doing it must hold a licence. You get a copy signed by both of us before anyone starts.

Deposit

The maximum deposit we are allowed to ask for is 10% of the contract price. We will never ask for more, and we will never ask you to pay for work that has not happened.

Home warranty insurance

For residential work over $20,000 we must hold icare HBCF home warranty cover and give you the certificate before we take any money, including the deposit. If a builder asks for a deposit on a job that size without handing you that certificate, that is your signal to walk.

Cooling off

You have five clear business days to cool off after signing a residential building contract. Put it in writing to us within that window and it is cancelled.

Statutory warranties

NSW law gives you six years for major defects and two years for everything else, running from completion. These apply automatically. They cannot be contracted out of, and nothing we write anywhere tries to.

Variations

The fixed price moves only if you ask for a change and sign for it. It does not move because we underestimated, because material prices rose, or because something we should have checked before quoting turned up later. Every variation is priced and signed before the work is done.

Progress payments

Tied to completed stages you can stand in front of and look at — frame up, roof on, waterproofing certified, practical completion.

07Your rights under Australian Consumer Law

Our services come with guarantees that cannot be excluded under the Australian Consumer Law. Among other things, services must be supplied with due care and skill and be fit for the purpose you told us about.

For a major failure you are entitled to cancel and to a refund of the unused part, or to compensation for a drop in value. You are also entitled to have a failure fixed within a reasonable time where it is not major.

Nothing on this page or in any contract we write limits those rights.

08What we own on this site

The text, photographs, layout, logo and name on this site belong to us or are used with permission. You are welcome to read it, print it, and send a link to anyone.

You may not republish our project photographs or copy our page copy onto another builder's website. If you are a competitor reading this: get your own photographs — ours have the job files behind them.

09Links to other sites

We link to Service NSW, icare, the OAIC, Google and Meta. Those sites are not ours, we do not control what they publish, and a link is not an endorsement of anything beyond the specific thing we pointed you at.

10Availability and liability

We try to keep this site accurate and online. We do not promise it is free of errors or never goes down, and we may change or remove anything on it at any time.

To the extent the law allows, and subject entirely to section 07 above, we are not liable for loss arising from your use of this website or from relying on general information here instead of getting advice about your own property. This limit applies to the website. It does not apply to the building work, which is covered by your contract, the statutory warranties and our insurance.

11Complaints and disputes

Call us first. Most things that turn into disputes started as something nobody mentioned for three weeks.

If we cannot sort it out, NSW Fair Trading handles building complaints and offers free dispute resolution: fairtrading.nsw.gov.au, or 13 32 20. Beyond that, the NSW Civil and Administrative Tribunal (NCAT) hears home building matters.

These terms are governed by the laws of New South Wales, and the courts of New South Wales have jurisdiction.

12Changes

We may update this page. The date at the top tells you when it last changed. The version in force for your job is the one that was current on the day you signed.
